Live Streaming Rules

These Live Streaming Rules (the "Rules") govern the rights and obligations relating to real estate live streams conducted on the tamkonum platform. The platform is operated by BM İNTERNET MAĞAZACILIK VE ELEKTRONİK TİCARET HİZMETLERİ LİMİTED ŞİRKETİ (the "Company", "we").

These Rules form an integral part of the Community Guidelines and the Terms of Use. By using the live streaming feature, you are deemed to have accepted these Rules.

1. Purpose and Scope

These Rules are intended to ensure that the live streaming feature on tamkonum is used solely for the purpose of promoting properties and businesses.

• Live streams may be opened to promote properties for sale or rent, to present real estate projects, and to promote businesses/services.
• A broadcaster may start a property tour stream; viewers may watch the stream and interact in the chat section.
• A broadcaster may stream together with invited camera operators or team members; where appropriate, private rooms may be opened for one-to-one meetings with viewers.
• Paid live streaming packages may be offered on the platform.
• Streams that fall outside this promotional purpose (personal chat, entertainment streaming, unrelated content, etc.) are outside the scope of these Rules and may be terminated.

2. Who May Stream; Account and Eligibility Conditions

• To open a live stream, you must have a valid tamkonum account as a real estate agent, a business, or an individual.
• The broadcaster must be 18 years of age or older. Persons under the age of 18 may not stream.
• Your account information must be accurate, current, and genuine. Streaming with a fake account, under another person's identity, or with a misleading corporate identity is prohibited.
• For business or corporate streams, the submission of documents under the Verification System may be required where necessary.
• The broadcaster is responsible for ensuring that the camera operators and team members they invite also comply with these Rules.
• The authority to open a stream may depend on your subscription status and the applicable feature entitlements.

3. Content Rules

• All promotions in a stream must be accurate and not misleading.
• Only real and existing properties may be promoted; promoting imaginary, non-existent, or unauthorized properties is prohibited.
• Price, square meters, number of rooms, location, title deed/zoning status, and other attributes must be conveyed honestly and truthfully.
• Misrepresenting the actual condition of a property through deceptive camera angles, editing, or misleading presentation methods is prohibited.
• The broadcaster is responsible for the accuracy and currency of the information provided in the stream.

4. Privacy

The privacy of third parties and private spaces must be protected during property tour streams.

• The explicit consent of third parties (residents, neighbors, tenants, visitors) who may appear in the stream must be obtained. Persons who do not consent must not be brought into the frame.
• Personal and private belongings (photographs, documents, screenshots, personal notes, etc.) must not be intentionally shown.
• Identity information (ID cards, passports, license plates, doorplate/buzzer names, postal/bank details, etc.) must not be shown in the stream.
• Location privacy: full addresses or sensitive location details that could endanger the safety of property residents must not be shared without the consent of the persons concerned.
• The processing of personal data belonging to third parties must comply with the KVKK (Turkish Personal Data Protection Law) and the Privacy Policy.

5. Chat Moderation and Prohibited Conduct

The chat section is maintained as a respectful promotional environment. The following conduct is prohibited:

• Spam, repetitive messages, and irrelevant content,
• Harassment, insults, threats, and bullying,
• Hate speech, discrimination, and degrading expressions,
• Unauthorized advertising, redirection, and attempts to lure users off the platform,
• Fraud, deception, and misleading offers,
• Unauthorized sharing of personal data.

The broadcaster (host) and assigned moderators have the authority to delete messages, mute users, remove users from the stream, and manage access to private rooms. The Company may also exercise these powers at any time.

6. Copyright and Music

• The use of unauthorized copyrighted music, audio, video, images, or other content in a stream is prohibited.
• You are deemed to have declared that you hold the copyright or the necessary licenses for all content used in the stream.
• If a licensed music library is provided by the platform, it may be used only under the conditions specified by the platform.
• In the event of a copyright infringement claim, the relevant stream/recording may be removed and sanctions may be applied to your account.

7. Recording and Retention

• Live streams and private rooms may be recorded and retained for technical, security, moderation, and dispute-resolution purposes.
• Recordings may be retained for the periods prescribed by legislation and platform policies; expired and undisputed recordings may be deleted.
• For details regarding the processing and retention of personal data and your rights, please refer to the KVKK Disclosure Statement and the Privacy Policy.
• By opening or participating in a stream, you declare that you are aware of and accept this recording and retention practice.

8. Prohibited Content

The publication of the following content is strictly prohibited:

• Any kind of illegal content, goods, or services,
• Obscene, sexually explicit, or pornographic material,
• Violence, gore, torture, or content that endangers persons,
• Any content that endangers, exploits, or risks the safety of children,
• Hate speech, terrorist propaganda, discrimination,
• Fraud, illegal gambling, drugs, and similar content.

9. Sanctions for Violations

In the event of a violation of these Rules, the Company may apply the following sanctions depending on the severity of the violation:

• Immediately terminating an ongoing stream,
• Removing the relevant stream/recordings,
• Restricting access to live streaming or other features,
• Temporarily suspending the account,
• Permanently closing the account.

In cases of serious or illegal violations, the matter may be reported to the relevant official authorities. Sanctions are applied in addition to our other rights under the Terms of Use.

10. Technical Requirements and Disclaimer

• A sufficient internet connection, a compatible device, and an up-to-date application version are required for a smooth stream.
• The live streaming service is provided "as is". To the maximum extent permitted by applicable law, the Company is not liable for damages arising from stream interruptions, latency, degraded video/audio quality, connection loss, or technical failures.
• Disruptions arising from third-party infrastructure providers (live streaming, distribution, network, etc.) may be beyond the Company's control.

11. Paid Streaming Packages

• The conditions relating to the purchase of paid live streaming packages, payment, the right of withdrawal, and refund provisions are set out in the Distance Sales Agreement.
• The use of a purchased package is also subject to these Rules; in the event of a violation of the Rules, sanctions may be applied without a refund of the fee.

Related Documents

These Rules apply together with the Community Guidelines, the Terms of Use, the Privacy Policy, the KVKK Disclosure Statement, and the Distance Sales Agreement. In the event of a conflict, the Terms of Use shall prevail.
