Portal cost builds up in 3 layers
Whichever portal you use, the charges usually fall under the same three headings:
Listing fee — The fee to keep one listing live for a period (1, 3 or 12 months). The period ends, you pay again. In the real-estate category, listings are paid on most portals.
Visibility products (boost, showcase, featured) — Top ranking, showcase, the “featured” label… all sold separately. These are rentals: when the period ends, so does the effect. This is usually the layer where budgets quietly grow.
Store / corporate package — The monthly umbrella for agencies: store page, listing quota, corporate look. Paid every month whether clients come or not — like rent.

For a small or new office, the portal package is a fixed cost that starts on day one: it's paid every month whether clients come or not, with listing quotas and visibility spend added on top. Large offices can spread this cost over volume — a small office carries the same number much more heavily.

Why does posting a real-estate listing cost money?
Listing portals' revenue model is built on selling listings and visibility: airtime, top rankings and corporate stores are priced as separate products. It's a business-model choice — tamkonum uses a transparent plan model that starts from ₺0.
Do portals offer free listing rights?
Individuals may have limited free rights; the scope varies by portal, category and period, and in the real-estate category listings are mostly paid. For the exact current rule, check the portal's own help/pricing page.
Is there such a thing as a “free listing trick”?
No. Workarounds to multiply free rights (duplicate accounts, category switching, etc.) violate platform terms and can end with your listing removed or your account closed. The honest way is using a platform that genuinely offers a free start — on tamkonum, individual listings and the Agent Starter plan are free.
Are boost/showcase products worth it?
Visibility products are timed rentals: they lift your listing while active and the effect ends when the period does. Results vary in competitive areas; the healthiest approach is knowing you're not buying anything permanent, setting a monthly budget and measuring.
What is a store / corporate package, and who needs one?
It's the monthly paid membership that gives agencies a professional presence on a portal: a store page, listing quota and corporate badges. On most portals, professional listing isn't possible without one; individual sellers don't need it.
Why is there no price list on this page?
Two honest reasons: portal fees change often — today's correct number misleads tomorrow — and the only official source for current pricing is the portal's own page. So instead of numbers we explain what doesn't change: the pricing model itself.
Is tamkonum really free, or does a fee show up somewhere?
Individual listings and the Agent Starter plan (up to 5 active listings) are free; video listings, e-Government (EİDS) verification and the GPS location seal are included. For bigger portfolios we have paid plans, and their prices are printed openly in the table on this page — no hidden boosts, no surprise items. On every plan, visibility is determined by content quality.
Can I post a listing without an EİDS permit?
No — the authorisation certificate and Listing Publication Permit (EİDS) requirement is platform-independent and applies everywhere. For your own property, e-Government verification is enough; listing on someone else's behalf requires authorisation. Details in our EİDS guide.
