How points are earned

What the program is

The Listing Points Program is tamkonum's program that rewards verified listing production: licensed real estate businesses accumulate points on their business account as they submit verified listings; once the points suffice, the goal product in the catalog can be ordered.

The core of the system is transparency: a tariff table is published every month, points are not calculated but read from that table, and they are locked the moment the listing is submitted. The rules are clear from the start.

• There is no draw, lottery or ranking; everyone who meets the conditions gets their points.
• Points cannot be converted to cash, transferred or purchased.
• Points belong to the business, not the person; listings produced by anyone on the team accrue to the same business account.

Who can join

The program is open to real estate businesses that hold a property trade license and are verified on tamkonum. Joining is done on behalf of the business; the owner or a manager can join.

Individual accounts and buyers do not join the program; the reward surface is open only to participating businesses.

How to join

If the terms are updated after you join, no new points are recorded until you accept the new version; points already earned are kept.

How a point is born

Points are recorded only for verified listings: the property's e-Government (EİDS) authorization is confirmed, the listing is published and passes moderation. Once all three are complete, the points are locked to the tariff in effect at submission; later tariff changes do not affect the listing.

Each property earns points only once on the platform. Deleting and republishing the same home, or the listing authorization moving to another business, does not create new points.

Points are processed at regular intervals; they appear on your balance shortly after your listing is approved, and you receive a notification.

The five quality signals

The values below are this month's (2026-09) first-tier values; from listing 31 onward they step down by tier.

Signals are verified server-side; points are never recorded on declaration alone.

Tiers: many listings in the same month

The first 30 listings you submit in a month are at full tier value; the next ones are at the second tier, and above 60 at the third. The counter resets at the start of each month. Your cockpit shows the current value of your next listing.

The tariff is published at the start of each month and does not change during that month. The rate is set anew from month to month based on listing production on the platform; the direction and last month's rate are public.

The rate is republished every month based on listing volume. Monthly change is at most 20%. Floor 300, cap 1,300 points.

Welcome points

A business that completes its first verified listing this week starts with 47,500 welcome points; the value decreases week by week. The points are valid for 12 months from the date of your first verified listing.

Welcome points are earned with your first verified listing, not with sign-up, and can be used only on eligible products.

Goal product and ordering

You can mark a catalog product as your goal. The point price at the moment you set the goal is fixed for you for 6 months; during that period the price can only change in your favor (if it drops, you pay the lower one).

Optionally turn on auto-order: the order is placed the moment your points suffice (physical products require a delivery address). The cockpit continuously shows the points remaining to your goal and the approximate listing equivalent.

A product leaving the catalog is announced in advance and its equivalent is shown. If a product becomes unavailable, your order is converted to an equivalent with your consent (your position is kept) or your points are fully refunded.

Invites

In both invite paths the reward is tied to real production and activity, not to sign-up; the invite chain is single-level, with no share from the invitee's own invites. To be rewarded, the inviter must have produced recently.

When points become permanent

The rule is one sentence: your points become permanent if the listing closes with a sale or rental, OR if it stays published for at least 30 days.

The owner withdrawing the authorization after a sale or rental closure does not affect your points.

Points are taken back in these cases:

• If the listing leaves publication before 30 days are up (removal, deletion or authorization withdrawal, regardless of reason).
• If the listing is rejected by moderation or fraud is detected (regardless of time).
• Listings without a genuine intent to sell or rent are outside the program; on detection all points are taken back.

Reminder: a property earns points only once on the platform; even if the authorization changes hands, the same property does not earn again.

Nothing changes for your real portfolio: submit your listing, keep it published, mark it when it sells. These rules exist only to stop those who try to game the system.
