Listing Points Program Participation Terms

1. The program
tamkonum rewards businesses holding a real estate trade authorization certificate with points for producing verified listings on the platform. Points accumulate on the business account and can only be spent in the rewards store at tamkonum.com.
These terms govern the program relationship between the business and tamkonum. The Terms of Service and the KVKK Privacy Notice also apply.
2. Who can join
Businesses holding a valid real estate trade authorization certificate in Türkiye and a verified business record on tamkonum can join. Participation is for commercial or professional activity; there is no individual or consumer participation.
The owner or an authorized manager joins on behalf of the business. Points belong to the business; they are not assigned to employees, partners or individuals. Each business joins once.
3. How points are earned
A verified listing meets all three of these conditions: its E-Government Listing Verification (EIDS) check is complete, it has been submitted for publication, and it has passed content review. A listing that fails review earns no points.
For every verified listing, points are read from the tariff table of the month in which the listing was submitted. The table has five components:
- Verified listing (base): for every verified listing.
- Filmed on location: when the listing video is captured at the property with location verification.
- Feature completeness: when at least ninety percent of the category's required and recommended features are filled in.
- Verified measurement: when the property's scan measurements are complete and open questions are answered.
- Honesty bonus: when a listing marked sold or rented is not republished within 14 days.
Points are earned once per property. When the same property is listed again, or by another business, the same component is not earned again. This rule also applies when the listing authorization passes to another business.
For listings submitted within the same calendar month the base points step down: full for the first 30 listings of the month, about sixty percent for listings 31 to 60, about thirty percent from listing 61 onward. Quality components are not affected by the tiers. Month boundaries follow Türkiye time.
The tariff in force at the moment of submission is locked to the listing and never changes for that listing. Quality components completed later are also added from the locked tariff.
Points are credited for listings submitted after joining the program. No retroactive points are granted for listings submitted before joining.
4. Monthly tariff
The tariff is published on the 1st of every month. The value of a full verified listing is set according to the platform's average verified listing production over the last three months: the value goes down as the average rises and up as it falls. The monthly change never exceeds twenty percent. For the first 30 listings of a month the full listing value never goes below 300 points or above 1,300 points.
If listing volume increased compared to the previous month the tariff does not rise; if it decreased the tariff does not fall. The tariff table, its direction and last month's value are shown on the program page.
5. Welcome points
A one-time welcome grant is credited with the business's first verified listing in the program. The amount depends on the program week in which that listing is submitted: 50,000 points in week one, 2,500 points less each following week; 2,500 points in week twenty, and no welcome points from week twenty-one onward. A program week is a consecutive seven-day period counted from the program start.
Every business joining in the same week receives the same amount. There is no queue, quota or "member number".
Welcome points are kept in a separate balance, can only be used on products of 80,000 points or more, and are valid for 12 months from the date they are confirmed. This period does not run while the store has no product of 80,000 points or more.
6. Point permanence and reversal
A listing's points become permanent in one of two ways: the listing closes with a sale or rental, or it stays published for at least 30 days from publication. For a listing closed as sold or rented, a later revocation of the EIDS authorization does not affect the points.
If a listing leaves publication for any reason before 30 days are up (including removal by the business, deletion, or revocation of the EIDS authorization), the points for that listing are reversed. Removing an unsold listing from publication is an ordinary closure; for a listing that has completed 30 days the points are kept, but the honesty bonus arises only from marking the listing sold or rented.
Reasons for reversal regardless of time: the listing is taken down for a rule violation, the listing is fake or duplicate, or abuse is detected.
Listings without a genuine intent to sell or rent are outside the scope of the program; upon detection, all points earned from such listings are reversed and the business may be removed from the program.
Reversed points are deducted from the business balance; the balance may go negative and is settled from later earnings. If a listing marked sold or rented is republished within 14 days, no honesty bonus arises.
7. Referrals
The program opens active buyer referrals and colleague referrals in stages. The referral type that is open, its conditions and its point value are shown on the program page. Referral points arise only when the referred person or business shows real activity on the platform; registration alone earns nothing. Referral points are single level; no points are earned from people referred by your referrals.
8. Rewards store
The rewards store shows the products available at that moment; no specific product is promised for any specific date. Each product shows its point price, remaining quantity and estimated delivery time.
A business with enough points orders the product; points are deducted at the time of the order. For every product the number of units to be given in the period is shown in the catalog; when the period quantity is full or stock is temporarily depleted the order joins the delivery queue and an estimated time is shown; if delivery is not made within that time the business may cancel the order and recover its points. The period quantity is not reduced within its period. Top-tier products can be claimed once per business.
If a product is to be removed from the catalog this is announced at least 30 days in advance; orders can be placed during that time and pending goals, if any, are moved to a replacement product. If a product becomes permanently unavailable the business keeps its place in the queue and accepts a replacement product, or rejects it within 14 days and recovers all of its points; if there is no replacement all points are refunded. If the specified color of a product is temporarily unavailable at the time of the order, the business is offered the choice of waiting or, with its own consent, another color of the same model and capacity; no change is made without consent. For payments made with welcome points the validity period is extended by the number of days spent in the order.
Points cannot be converted to cash, transferred to another business, purchased, or issued against money. Points are not a means of payment; no person or business outside tamkonum accepts points as payment. Services in the store are provided or procured by tamkonum.
Point prices of products change at the earliest at the start of each quarter and every change is announced at least 30 days in advance. Orders already placed are not affected by the announcement.
9. Program principle
No reward in the program depends on a draw, chance, ranking, competition between participants, or selection of a limited number of winners. Every business that meets a condition earns the amount announced in advance.
10. Abuse
Fake listings, duplicate registrations, listing another business's property without permission, misrepresenting EIDS data, using the referral system with artificial accounts, and submitting listings without a genuine intent to sell or rent are abuse. In such cases tamkonum reverses points, cancels orders and may remove the business from the program. Related points are held during review.
11. Changes and closure
If the tariff formula, tier ratios or the welcome table are to change, the change is announced at least 60 days in advance and applies only to listings submitted after the announcement date. Locked tariffs do not change.
tamkonum may end the program. In that case earned points remain spendable in the store for at least 12 months.
12. Tax and documentation
Tax obligations relating to products and services obtained with points are determined by applicable law. tamkonum issues the required documents; the business is responsible for its own accounting and tax obligations.
13. Personal data
Data processed under the program is processed for the purposes described in the KVKK Privacy Notice. Address and contact details collected for delivery are used only to deliver the order.
14. Acceptance
These terms take effect when an authorized person confirms them on behalf of the business on the program page. The acceptance record is stored with its version and date. When the terms are updated the new version is shown on the program page; a business that does not accept the current version stops earning new points but continues to use the points it has earned.
